Use a Professional

The importance of getting a professional pre purchase home inspection as a buyer.
When buying a house, unit or commercial building, it is vital that you obtain a building inspection report and in most cases you will also need a timber pest inspection report as well.

These reports provide you (the potential purchaser) with a thorough understanding concerning the condition of the building and the surrounding structures. With this information, you can be completely happy moving forward with your new acquisition or you can negotiate the asking price and then budget for any possible repairs that need to be performed.

If you are looking at buying a property in Sydney get in touch with Sean O’Connell. For Pre Purchase Structural & Pest Property Inspections & Dilapidation Reports

Australian Standards

When you hire a building inspector in Sydney to perform a pre-purchase inspection of any residential or commercial property, these reports must meet the Australian Standard AS 4349.1 – 2007; pest inspections must also comply with the Australian Standard AS4349.3.2010

If your inspector does not comply with these standards, then you cannot be sure that your reports are comprehensive and complete. Inadequate inspections can result in possible omissions, which can mean that you might pay more for the property than appropriate, given its current condition.

So it is vital that you ensure that any building inspector that you employ to perform a pre-purchase commercial or residential property inspection in Sydney fully complies with the Australian Standards.

Our Reports

At Doric Property Inspections we not only comply with all Australian Standards, but we exceed them and give you even more information than required by these standards. We are also fully insured, so you don’t have any worries with public liability or professional indemnity.

Our reports are compiled on a room by room basis for example (with photographs of the property and defects)–condition of the doors, floor, walls, ceilings, services, sub floor and roof void where applicable and we do not just follow the common tick sheet used by other building consultants in Sydney.

We advise on smoke alarms for compliance with Australian Standards.

Doric Property Inspection reports are easy to read, without the typical builders jargon as in some reports.

For example we provide information on:

  • Major and minor defects and repairs within the boundaries of the property (up to 30 metres from the main building).
  • Any future maintenance issues.
  • Existing and potential water run off problems.
  • We examine all smoke alarms for compliance with Australian Standards.
  • We identify any illegal building works and give you advice regarding the same.
  • Advice on asbestos (and other similar health hazards) – asbestos is typically in most buildings pre 1985, however due to some builders who bulk bought material – containing asbestos in the early to mid-80’s, this material may have been kept in storage and used at a later date.

We also offer a free service included at the time of inspection – where any future additions or changes to the building that you may be considering, can be discussed. This takes all the worry away from wondering whether you can actually achieve your plans for the property and you can confidently move ahead with the purchase.

At Doric Property Inspections we encourage you to call us after reading the reports (even though the reports are generally written in layman’s terms). You might just want to clarify a point or two or ask about possible future repairs that may be required on the property. So it is always good to catch up on the phone, once you have read the report, so you are sure that we have ticked all the boxes for you.

About Bondi

Bondi is an eastern suburb of Sydney, in the state of New South Wales, Australia, seven kilometres east of the Sydney central business district, in the local government area of Waverley Council.

Bondi is a mostly medium and high-density residential area centred on Bondi Road, where the shopping area is situated. Bondi Beach is a neighbouring suburb and beach on the east side of Bondi. Bondi Junction is a neighbouring suburb and commercial centre to the west of Bondi. Tamarama, Bronte and Waverley are situated on the south side of Bondi.

Bondi is said to be a corruption of an Aboriginal word boondi meaning water breaking over rocks. It has been spelt a number of different ways over time, e.g. Boondi, Bundi, Bundye. The current spelling was accepted in 1827. The whole Bondi area was part of a 200-acre (0.81 km2) land grant to road-builder William Roberts in 1809.[5] In 1851, Edward Smith Hall, editor of the Sydney Monitor, purchased the land for 200 pounds.

Doric Property Inspections can provide pre-purchase property & building inspections and assessment of structural integrity and pest inspection services in most Sydney suburbs. We also provide building inspection services in Botany.
